Acquisition Landman
Role Description
Handles mineral and royalty acquisition efforts, acquisition due diligence, title confirmation, 3rd party lease inquiries by gathering information, analyzing each offer, conferring with other professionals, recommending a negotiating position, negotiating under the partners’ direction, and following through on successful negotiations.
Accountabilities & Responsibilities
• Handles mineral and royalty acquisition efforts, performing all roles of the acquisition effort
• Interfacing with mineral and royalty owners, company directed mineral buyers and land brokers
• Oversight of the on-boarding of all acquisitions in the Land system
• Manage day-to day Joint Venture efforts
• Maintain current gross/net mineral and royalty acres and related acquisition costs
• Track the oil and gas lease status of our mineral and royalty interests, and prepare expiration reports
• Monitor well proposals and pooling hearings, and ensure election information is incorporated into Land system
• Handle lease inquiries, by gathering information, analyzing each offer, conferring with other professionals, recommending a negotiating position, negotiating under the partners’ direction, and following through on successful negotiations by preparing accurate leases
• Prepare, review, and revise legal contracts for assignments of mineral and royalty interests, confidentiality agreements, oil and gas leases, pooling agreements, unitization agreements, and communitization agreements
• Prepare well elections and monitor elections; provide all election information to Land, Accounting and Engineering and confirm that the election information is incorporated into our land, accounting and engineering decks
• Advise division order and title analyst personnel regarding title matters and the creation of revenue decks
• Oversee contract land personnel and all costs associated therewith
Function and Process
1. Handles mineral and royalty acquisition efforts, performing all roles of the acquisition effort
a. Acquire mineral ownership
b. Offer letter preparation
c. Deploy mail-out campaign
d. Direct phone and email contact of mineral and royalty owners being pursued in order to get letter agreements and mineral and royalty deeds executed
e. Performs acquisition due diligence to provide final title clearance prior to closing a mineral or royalty acquisition
f. Preparation of closing documents
g. Oversight of any curative matters needed to be performed
h. Physical close with mineral and royalty owners as needed
2. Interfaces with and/or directs
a. Mineral and royalty owners concerning all matters
b. Company out-sourced mineral buyers
c. company out-sourced land brokers who may be performing due-diligence, mineral ownership research or contacting prospective mineral owners for purchase
3. Oversight of the on-boarding of all acquisitions in the Land system
a. Confirm correct ownership is input into the system
b. Confirm that the interests are mapped correctly
c. Confirm that all wells that we own an interest in are accounted for
4. Manage day-to day Joint Venture efforts
a. Interface with JV partners Land staff regarding acquisition effort
b. Manage JV acquisition process
c. Prepare reports to management and JV partners
d. Prepare assignments to JV partners
e. Work with accounting to ensure accuracy of billing to JV partners
5. Maintain current gross/net mineral and royalty acres and related acquisition costs
6. Track the oil and gas lease status of our mineral and royalty interests, and prepare expiration reports
7. Monitor well proposals and pooling hearings
a. Monitor well proposals, informing management of all proposals received on a weekly basis
b. Monitor pooling notices, informing management of all notices received on a weekly basis
i. Protest force pooling if needed to provide time to maximize value
ii. Attempt to maximize amount received under any pooling by offering to 3rd parties prior to the pooling hearing
c. Monitor subsequent well notices, informing management of all notices received on a weekly basis
d. Confirm that the election information is incorporated into our land and accounting systems
8. Handle lease inquiries
a. Gatherer information
b. Analyze each offer
c. Confer with other professionals
d. Recommend a negotiating position
e. Negotiate under the partners’ direction
f. Follow through on successful negotiations by preparing accurate leases
9. Prepare, review, and revise legal contracts
a. Assignments of mineral and royalty interests
b. Confidentiality agreements
c. Oil and gas leases
d. Pooling agreements
e. Unitization agreements
f. Communitization agreements
10. Advise division order and title analyst personnel regarding:
a. Acquisition on-boarding
b. Title matters
c. Creation of revenue decks
d. Creation of division orders
11. Oversee contract land personnel and all costs associated therewith
Education / Experience
• Bachelor's degree in relevant field required
• A minimum of 5 years of experience as a landman required
Skills / Attributes Desired
• Ability to multi-task and switch directions with little or no notice and obtain results in a performance driven, team-oriented environment
• Proficient in Microsoft Office and general computer skills
• Professional verbal and written communication skills.
• Strong mathematical aptitude.
• Demonstrable experience working in a fast-paced environment, under-occasional stressful conditions and meet deadlines as assigned.
